Key takeaways
- Broker-listing ranges reported for 2026 put Golf Course Extension Road at roughly ₹70 to ₹130 per sq ft per month and Golf Course Road at roughly ₹110 to ₹200, with the best Golf Course Road towers quoting higher. Treat these as indicative only.
- A large lease in Sector 59, just off Golf Course Extension Road, was reported at ₹65 per sq ft per month for over 5 lakh sq ft, a reminder that big-floor deals price differently from small ones.
- Pick the corridor from your hiring map: where do your first 50 senior hires live, and what is their commute?
- Cyber City offers the established corporate address, Golf Course Road the metro and a mature location, Golf Course Extension Road newer stock and room to grow.
- QAARYA operates in all three, so a team can tour them back to back and compare.
- A Nano GCC of high-impact compact teams can choose a corridor on its hiring map and commute alone, without needing to fit a large floor plate.
Gurugram has three business corridors that every GCC shortlist eventually contains: Cyber City, Golf Course Road and Golf Course Extension Road. They are a few kilometres apart on a map and a few years apart in character. Picking between them is the most important location decision after the choice of city, and it is usually made on instinct, brokers’ brochures or where a competitor happens to sit.
This post offers a better method. It compares the corridors on the dimensions that matter for a GCC, uses published market ranges with the caveats they deserve, and ends with a test you can run in a day. We operate in all three, so we have no incentive to favour one; our incentive is to see you choose well and stay.
Start with the hiring map, not the corridor
Before comparing districts, write down where the first fifty senior hires are likely to live. Gurugram’s commute is a hiring variable. Candidates will accept a 45-minute journey on a metro or a direct road more readily than a 30-minute one that involves three transfers. A corridor that looks perfect on a map can be unattractive in practice if it cuts your catchment in half.
- Ask your recruiter for the localities of the candidates in your target pool.
- Estimate the commute to each corridor at 9:30 am and 7 pm, by the mode they will actually use.
- Count how many of the ten critical roles have a commute below 45 minutes to each option.
The three corridors in context
Cyber City and DLF Phase 3: the established corporate address
Cyber City is the best-known corporate address in Gurugram and has hosted multinationals for years. It suits leadership-heavy centers, functions that interact frequently with clients and teams that value a recognisable address when visitors arrive. The trade-offs are typically higher pricing than newer corridors and, in some buildings, less room for expansion. QAARYA’s DLF Building 14 sits here, under 10 km from the airport according to our location page.
Golf Course Road: mature, connected and metro-linked
Golf Course Road is a long-established corridor with strong brand recognition, Rapid Metro access and a wide range of building grades. Broker listings in 2026 report a typical band of roughly ₹110 to ₹200 per sq ft per month, with the best towers quoting ₹130 to ₹260. QAARYA’s AIPL Masterpiece in Sector 54 is an IGBC Platinum certified building with the Rapid Metro station at its door, about 14 km from the airport.
Golf Course Extension Road: newer stock and room to grow
Golf Course Extension Road is the newest of the three corridors and has attracted a significant volume of Grade A supply. Broker listings put its band at roughly ₹70 to ₹130 per sq ft per month. A reported lease of more than 5 lakh sq ft at about ₹65 per sq ft in Sector 59, just off the road, shows the price levels that very large deals can reach. QAARYA’s M3M IFC is here, on the 11th, 15th and 28th floors, about 15 km from the airport. We explain the corridor’s rise in a separate post on why Golf Course Extension Road is Gurugram’s new CBD.
| Factor | Cyber City / DLF Phase 3 | Golf Course Road | Golf Course Extension Road |
|---|---|---|---|
| Character | Established corporate address | Mature, metro-linked, varied grades | Newer Grade A stock |
| Reported rent band (broker listings) | Check per building | ₹110 to ₹200 per sq ft per month; best towers higher | ₹70 to ₹130 per sq ft per month |
| Metro access | Check per building | Rapid Metro at several buildings, e.g. AIPL Masterpiece | Check per building |
| Expansion potential | Varies; confirm in writing | Varies; confirm in writing | Often stronger in newer towers; confirm in writing |
| Best for | Leadership-heavy, client-facing centers | Teams wanting metro and maturity | Growing centers that want room |
| QAARYA location | DLF Building 14 | AIPL Masterpiece | M3M IFC |
A note on rent figures
The ranges above come from broker listings and trade press, not from audited transaction data, and they are quoted as asking-rent bands in a market where the best buildings can sit well above the range. Large floor deals are priced differently from small cabins. Managed-office fees are structured differently again, because they combine rent, services and flexibility in one monthly charge. Use the ranges to understand the order of magnitude, not to build a budget. CBRE data on Delhi NCR leasing in Q2 2026 shows that flex operators took about 45% of the region’s 3.6 million sq ft, which suggests that serviced space is a mainstream part of the market and not a fringe choice.
Beyond rent: costs that change the answer
- Commute cost to staff: a corridor that adds 20 minutes each way costs your team 3 hours a week.
- Visitor access: leadership and clients will judge the center partly by how easy it is to reach.
- Amenities: food, parking, wellness and meeting rooms inside the building, which reduce the amount you must build or buy.
- Expansion cost: the price and availability of the next 40 seats, not just the first 40.
A one-day comparison test
The most efficient way to compare corridors is to see them in a single day, with the same checklist, at the hours your team will actually be there.
- 8:45 am: arrive at the first building during the morning rush. Time the final stretch.
- 11:00 am: tour the space with your security lead. Ask where the next 40 seats would be.
- 1:00 pm: eat in the pantry or the building food court. Note whether lunch is easy.
- 3:30 pm: repeat at the second building, and then at the third.
- 6:30 pm: leave at peak and time the exit to a metro station or highway.
Location for a Nano GCC: freedom and a constraint
A Nano GCC has more freedom than a large center. Because high-impact compact teams need cabins rather than a whole floor, the usual constraint of finding a big contiguous floor plate falls away, and you can choose the corridor purely on talent and commute.
The constraint is that a small team has less margin for a bad commute. With ten to thirty people, one or two senior hires declining because of travel time can stall the whole mandate. Put your first ten hires on a map, test their commute to each corridor, and let that decide.
Look at the ecosystem around the building
A building is only part of the experience. Your people spend lunch, errands and evenings in the surrounding area, and the quality of that ecosystem affects attendance and retention. When you tour, step outside and assess:
- Food and coffee options within a short walk, at a range of price points.
- Parking and drop-off for those who drive or use ride-hailing.
- Public transport: distance to the nearest Rapid Metro station and the route from it, including the last stretch on foot.
- Services: banks, pharmacies and gyms within reach.
- Hotels and guest housing for visiting executives.
A simple weighted scorecard
When two or three buildings are close, a scorecard turns a vague preference into a defensible decision, and gives your leadership something to review. Weights should reflect your own priorities; the example below is a starting point.
| Criterion | Example weight | What to score |
|---|---|---|
| Commute for target hires | 25% | Share of the hiring map within 45 minutes |
| Security fit | 20% | How well controls match your CISO’s baseline |
| Expansion potential | 20% | Written path to the next 40 and 100 seats |
| All-in cost | 15% | Monthly fee per seat including every charge |
| Visitor experience | 10% | Lobby, meeting rooms, airport access |
| Amenities and ecosystem | 10% | Food, parking, transport, services |
Score each building from 1 to 5, multiply by the weights and compare. If the scores are within 10% of one another, the decision is genuinely close, and the tiebreaker should be commute for your most critical hires.
Where QAARYA fits
QAARYA has private offices in all three corridors. M3M IFC is on Golf Course Extension Road, AIPL Masterpiece on Golf Course Road and DLF Building 14 in Cyber City. All offer fit-out-ready private cabins, an all-inclusive monthly fee plus GST, 24x7 member access and a 12-month minimum term with flexibility afterwards. A team can see all three in one day and compare them on your own checklist.
If your hiring map points to a corridor we are not in, we will say so. For the wider context on why the city itself belongs on a GCC shortlist, read our Gurugram GCC guide, and for what to negotiate once you have chosen, see expandable office space for GCCs.
